Certified Home Inspection
Real Property Inspections will visually inspect the Exterior and Interior components of the home from the foundation to the roof including the electrical, heating/cooling, ventilation and plumbing systems. In addition, our home inspection provides analysis of potential fire hazards, home safety and health risks to you and your family. A Real Property Inspection will provide you with a solid foundation of knowledge about your new home with an understanding of its components and systems as well as home maintenance tips and information to help you protect your investment.
Wood Destroying Insect Inspection
Carpenter ants, termites, powder post beetles and other critters all play important roles in the environment. However when these creatures enter our homes, they become pests that can potentially threaten our health and our property. In many cases, lenders and underwriters require a Wood Destroying Insect inspection before they will allow funding on a home.
Real Property Inspections will visually inspect the home for existing insect infestations of Wood Destroying Organisms along with identified structural damage related to the infestation. Please keep in mind that Real Property Inspections does not get paid to rid homes of Wood Destroying Insects and other pest so we have no vested interest in the outcome of the report.
Radon Gas Measurement
Radon is a cancer causing, radioactive gas. You cannot see it, smell it or taste it. Radon is produced by the natural breakdown of uranium in soil, rock and water. High levels of radon have been found in every state in the US. One in fifteen homes in the US has radon levels above 4pCi/L, the EPA action level.
Radon gas can enter a home from the soil under the house through cracks in the concrete slab, floors, or walls and through floor drains, sump pumps, construction joints and cracks or pores in hollow-block walls. Normal pressure differences between the house and the soil can create a slight vacuum in the basement, which can draw radon from the soil into the building. The design, construction and ventilation of the home can affect the radon levels of the home.
If you are thinking of buying a home, you should have a radon test done before purchase. You may want to consider including provisions in the real estate contract specifying details about the radon test. Real Property Inspections can professionally test the home for radon gas, according to EPA or your state's protocols.
Private Well Functionality
Water tapped by a private well is often of the highest quality. However when buying a home with a private well, your home inspection should include a well functionality/flow test to ensure the private well has an ample amount of water flow. In Addition, your financial institution may require a certain flow rate for loan purposes. Real Property Inspections can test the flow of the private well and this test is usually 2+ hours in duration yielding 3 gallons per minute which is accepted by most financial institutions.
Water Purity
Water is the universal solvent, and it has the capability of dissolving just about anything. Because of this unique property, water can easily become contaminated and serious contaminates such as Lead as well as E. Coli Bacteria could affect your family’s health. Real Property Inspections recommends testing of your drinking water especially from a private well. All our water purity tests are tested through the St. Peter’s Bender Laboratory. On-Site Computerized Reports
Real Property Inspections provides our clients with computerized reports that include photographs are professionally written and easily understood. In addition, these reports are available electronically at your request for emailing to appropriate parties for your convenience.
